Swerford Advisors was set up in 2016 to assist our clients in establishing and asset managing commercial property portfolios.
The company specialises in advising the owners of commercial property within the office and industrial sectors.
There are two main facets to our work:
- We assist investors in sourcing, assessing and purchasing commercial property, predominantly on a retained basis. To date we have completed a mandate to purchase 12 regional government let office buildings, negotiated the purchase of two large Greater London office buildings and completed the review and due diligence on a £120 million Central London portfolio acquisition. In addition we have recently undertaken a land aggregation programme in a major regional city to facilitate re-generation along with advising on the purchase of a number of industrial estates.
- The company also advises on strategy and the implementation of asset management programmes. We currently asset manage a Central London mixed use estate and offices in the core regional economic hubs comprising over 120 tenancies within 21 buildings. In addition we currently asset manage a number of multi-let industrial estates around the country totalling circa 450,000 sq ft.
- Initiatives include overseeing conventional re-gears, renewals, letting programmes and refurbishments through to the roll out of Landlord fibre optic provision, forming joint ventures with other local stakeholders, changing uses, repositioning assets through re-development and co-ordinating public realm improvements. We bring together the right teams to increase income streams, future proof assets and deliver added value to the buildings.
