Swerford Advisors was set up in 2016 to assist our clients in establishing and asset managing commercial property portfolios.
The company specialises in the office and retail sectors and we currently asset manage properties throughout Central London and in the main regional cities.
There are two main facets to our work:
- We assist investors in sourcing, assessing and purchasing commercial property, predominantly on a retained basis. To date we have completed a mandate to purchase 12 regional government let office buildings, negotiated the purchase of two large Greater London office buildings, completed the review and due diligence on a £120 million Central London portfolio acquisition and undertaken a land aggregation programme in a major regional city to facilitate re-generation.
- The company also advises on strategy and the implementation of asset management programmes. We currently asset manage a Central London mixed use estate and offices in the core regional economic hubs comprising over 120 tenancies within 21 buildings. Initiatives include overseeing conventional re-gears, renewals, letting programmes and refurbishments through to the roll out of Landlord fibre optic provision, forming joint ventures with other local stakeholders, changing uses, repositioning assets through re-development and co-ordinating public realm improvements. We bring together the right professional teams to increase income streams, future proof assets and deliver added value to the buildings dependent on our client’s objectives.
Industrial projects are run through our specialist sister company www.4cornersiam.co.uk which currently asset manages 2.1 million sq ft of predominantly multi-let industrial accommodation throughout the UK for a range of Institutional, REIT and family trust clients.
